Essential Plan - $99/month if paid monthly or $1,065 if paid annually**

• Seasonal reminders (HVAC filters and cleaning, gutter cleaning, winterization, etc.)

• Vendor referrals

• One scheduled walkthrough per year

• Follow-up calls to confirm quality of work

Standard Plan - $199/month if paid monthly or $2,140 if paid annually**

• Everything in the Essential Plan plus

• Two scheduled walkthroughs per year (spring and fall)

• Vendor scheduling & coordination (you don’t have to make calls)

• Annual maintenance calendar and tasks

• Annual maintenance report and upcoming task forecast

Executive Plan - $349/month if paid monthly or $3,700 if paid annually**

• Everything in the Standard Plan plus

• Quarterly walkthroughs & detailed reports

• Emergency coordination (24/7 call availability)

• Annual budget planning for major repairs & replacements

Vacation/Snowbird Service or Storm Checks - $100 per visit**

• Check exterior doors and windows for any signs of intrusion

• Full exterior walk around to check condition

• Interior check for signs of water intrusions

• Interior check for any plumbing issues

• Interior check of temperature

• Limited visual inspection of crawl space or basement

• Limited visual inspection of attic 

**All prices are subject to change depending upon the travel time to the home, size of the home, and the number of systems in the dwelling. Larger houses that require more time for a walk through or houses with more amenities will most likely require customized pricing.

Add-Ons / Per-Job Fees

• Vacation/Snowbird Services: 

• Unplanned site visits: $105.00 per hour during normal business hours and $145.00 per hour during after hours

• Large Project Management up to $24,999 (roof replacement, HVAC install, major remodel): $105.00 per hour during normal business hours and $145.00 per hour during after hours

Important Things To Know

• Vendor invoices are paid directly by homeowner unless otherwise agreed to.

• Our role is oversight, scheduling, and proactive planning — we generally do not perform repairs ourselves.

• Tandem Realty LLC is a home improvement contractor and not a general contractor. This means we are not going to be the lead contractor for major remodels or additions but we do carry liability insurance coverage included for added peace of mind.
