Each component of service is broken down and valued based on the action and not the transaction size. Each owner pays the same for management service, regardless of rent amount.

• Account Setup

  FREE

  That’s right. We don’t charge you for setting up your account.

• Basic Monthly Service

  $105.00 first door at a location

  $65.00 per additional door at the same location

  Our basic monthly Nashville property management includes bookkeeping, reporting, emailing statements, direct deposit, monthly reminders to tenants and owners, lease enforcement, and 24/7 emergency standby.

  Example: A single family home is only $95 while a duplex is $150, triplex $205.

• Maintenance Supervision

  $95.00 / hour

  The best Nashville property management should act just like an owner through active engagement with repairs and detailed reporting. Our team is “hands on” many times performing in person diagnosis of problems and sometimes repairing without calling a subcontractor. If a subcontractor is needed, we can speak with them based on our own observations and not completely relying on a tenant’s inexperienced assessment or the subcontractor. With detailed and transparent Nashville property management activity reports, invoice transparency, and pictures, you’ll be informed without needing to be involved.

• Property Reserve

  Avg of $1000.00 per property

  This is not a charge. State law does not allow a property manager to use one owner’s money to make repairs on another property. This reserve acts like a minimum balance on a bank account.

• Leasing w/ Full Service Management

  Leasing and management are very different from each other. Leasing is actively selling the opportunity to live at the property to prospective tenants while management is the ongoing monitoring and supervision at all times.

  This fee covers all activities related to:

  1. Advertisements on many of the most popular rental advertising sites including Zillow, Trulia, Hotpads, Craigslist, and Zumper.
  2. Activation and use of our 24/7 advanced marketing system for immediate up-to-date property status, showings with as little as 5 minutes notice, immediate follow-up for feedback, and a request for an application.
  3. Remote 24/7 monitoring of your property using our proprietary portable security camera system with remote alerts, night vision, live streaming, remote controlled 110 decibel alarm, temperature monitoring, and more.
  4. Leasing Guarantee: Our leasing guarantee states that for many properties, if a tenant we place requires legal action, we’ll cover the cost of legal fees, court appearances, property occupancy checks, meeting with the set-out crews, and follow-up legal activities. You will still have the right to cancel your agreement at any time.
